Revenue Collection From Stamp Duty Grew in Tamil Nadu by 39%

A recent study on Tamil Nadu’s revenue has revealed how the revenue from stamp duty collection has grown by 39 per cent.

This was brought to light in the first half of 2021-22, with an increase from Rs. 6,200 crores to Rs. 8,662 crores.

Tamil Nadu now stands at nine per cent of India’s stamp and duty registration, taking third place after Maharashtra and Uttar Pradesh.

The state now has directed sub-registrars and special duty stamp collectors to dispose of stamp value anomaly files quickly and easily.

  • Visit the TNREGINET homepage i.e., tnreginet.gov.in/portal
  • Select the registrar option.
  • Select the citizen option from the drop-down menu.
  • Type the user name on the page you now land on.
  • Create a password.
  • Choose a security question.
  • Enter your details.
  • Once your OTP is verified, registration shall be completed.

Brief Steps For User Registration At TNREGINET

  • Visit the TNREGINET homepage – tnreginet.gov.in
  • Select the User Registration option.
  • Select the Citizen option from the drop-down menu.
  • Type a Username in the text box on the page that you are redirected to (choose a name that is unique with words, numbers, and symbols)
  • Create a password of 10 -20 characters. It should have one lowercase, one number, and one special character. Follow the rules to create a password on the right side of the screen box.
  • Re-enter the password once it gets accepted and click ‘confirm password.’
  • Choose a security question from the drop-down list and put in your answer. This is in case you forget your password.
  • Enter your personal details in the respective fields.
  • Choose a title from the salutation to drop down box, ie. Mr, Mrs, Ms.
  • Enter the first, middle, and last names in the respective fields.
  • Select the gender from the drop-down box.
  • Choose the identification document needed to verify your personal details.
  • Enter and confirm your email address.
  • Select the date of birth from the drop-down box.
  • Enter your mobile and fixed-line phone numbers.
  • Type the identification number from the document you selected
  • Enter the address from the same document.

Encumbrance Certificate (EC)

Banks and financial institutions generally ask for 10-15 years of encumbrance. Homebuyers also need to confirm that they are eligible for financing.

Hence, this certificate proves that your property has no legal or monetary liabilities as it includes all transactions on this property.

It also includes reports on loans against the property and other unpaid mortgages.

This way, one can prove that his property is free from all legal duties, and a buyer can also enjoy free ownership and title.

How To Search For An Encumbrance Certificate (EC View)

Visit the TN Registration department portal, i.e., tnreginet.gov.in. Click the search button under the Encumbrance certificate tab.

Now enter the following details.

Step 1: Click EC/Document wise.
Step 2: Pick a zone.
Step 3: Click District.
Step 4: Select Registrar’s Office.
Step 5: Choose EC Date.
Step 6: Set EC End Date.
Step 7: Enter survey details.
Step 8: Select Village.
Step 9: Enter Survey No.
Step 10: Select Subdivision No.
Step 11: Type the code shown.
Step 12: Click on the search button.
